1. Try Passive Investing With Peer To Peer Lending

As the name suggests, peer-to-peer lending enables individuals to borrow and lend money without the involvement of financial institutions or middlemen. Estimates say that peer-to-peer lending will have a global market of 525.3 billion by 2027. This presents an interesting avenue for investors.

Thus, if you want to broaden your investment, peer-to-peer lending might be a great option. P2P lending is not just an appealing alternative asset, but it can also produce substantial returns for investors even in a low-interest rate environment.

2. Consider Art Investing

The actual alternative asset class to invest in is actual art. Art is the last loosely regulated market with prices constantly going up—at least when it comes to heritage pieces. The art market has evolved in the last couple of years. Arts can go as high in value as stocks and bonds. According to an Art Basel annual study, worldwide art market sales will exceed $65 billion in 2021.

Once again not a sponsor but there’s this platform called Masterworks that allows us to invest in art in the same way we would have the venture capital fund.

3. Start A Business With $100,000

Starting a business is probably the answer you are going to get in answer to this question. However, there is one thing I want to share with you. I started a car rental business with $40K but due to my lack of interest in that business, my business did not run so well. DO NOT REPEAT MY MISTAKE. Always start a business in which you are interested and give your 100% to it. It will go long-term!

If you don’t know how to play the business game, no need to go big. Invest your money in small businesses which are easy to operate and require fewer hassles like food trucks, electronics repair, delivery services, event planning, SEO agency, etc.

4. Buy Rental Properties

This is my favorite item on the list because this is what I did.  The moment money started coming into my pocket, all of it went toward buying rental properties

What I am about to say will definitely step on some toes but 100k dollars is not enough to make you rich. But if you know how to invest 100k to make $1 million, it could mean you will never be poor again. $100k invested in rental properties will bring in between $25000 to $50000 per year in rental income.

Generally, there are four main rental property investment strategies available. Choose the right strategy that aligns with your investment goalsWe have got plenty of options to choose from single-family, multifamily, and commercial spaces. Anyone with $100K can pick up an apartment near the business centers and live off the rent.

5. Invest In High Yield Savings Accounts

A high-yield savings account has an annual percentage yield (APY) that is much higher than the national average APY.

Daily compounding is available in the majority of high-yield savings accounts. This implies that we are gaining interest in our money every day.

6. Invest In Crowdfunded Real Estate To Grow Your Money

Real estate crowdfunding is a way of funding a real estate project that involves raising a modest quantity of money from a big number of people. We can get our returns very quickly in this.

As I was new to real estate investing, the smaller investment size allows me to tip my toe in the water and obtain better diversity.

7. Invest In ETFs

ETF stands for exchange-traded funds that trade in the stock market that holds multiple asset classes such as stocks, bonds, or a mixture of all of them. One single ETF can hold thousands of bonds or stocks or commodities.

Traders and investors can profit from an ETF by trading it at a higher price than they paid for it. Dividends may also be paid to investors who hold an ETF that tracks dividends equities.

8. Invest In Small Businesses With Mainvest

This straightforward platform allows you to invest as little as $100 in approved local companies across the United States. According to Mainvest, companies can issue either debt or equity securities. Companies pledge to pay a proportion of the company revenue each quarter via revenue sharing notes.

I invested $500k and my income returns on investment funds reached up to 25%.

9. Invest In Short-Term Rental Properties

A short-term rental property is one with a lease period of fewer than 12 months. Under the correct management, a short-term property can be lucrative. The more you put into your business the more you can get away. It is considered one of the finest methods to earn a consistent monthly income ranging from a few $100 to a few $1000.

Obviously, you should also consider geography, the local market, and your business style before investing in short-term rental properties. Keep in mind it is mainly attractive to tourists or people who travel.

10. Invest In Index Funds To Make $1 Million

Fortunately, attaining 1 million is less difficult than people may believe all it takes is consistency and one index fund. The s&p 500 is an index that measures the 500 largest publicly listed firms in the United States.

If a company does poorly, it’s automatically taken out and replaced with the one coming up. Because of this level of diversification, we are almost guaranteed that you will make money in the long run.

11. Invest In Cryptocurrency

I am a strong believer in blockchain and what this technology will do for the world in the future. The idea that we could park money that no government can print more of, is definitely appealing to every investor out there.

Because of the inherent volatility of crypto assets the majority involve a significant level of risk, while some need specialized knowledge or skill. If we become a worm of the crypto world, making a million dollars is a piece of cake.

12. Invest In Mutual Funds

A mutual fund is a sort of investment in which our money is pooled with that of other investors to acquire stocks, bonds, and other assets. The value of the securities held by a fund may rise.

When a fund sells a security that price has risen, the fund raises a capital gain. Most funds pay out capital gains to investors at the end of the year. Investing in mutual funds is an easy method to diversify your portfolio and increase your net worth over time.

13. Invest In Real Estate Investment Trusts (REITs)

REITs provide investors with the benefits of real estate investment as well as the convenience and benefits of investing in a publicly listed stock.

The convenience of turning assets into cash is an added benefit of investing through a real estate investment trust. Unlike stocks, real estate investing is simple to buy and sell

Moreover, the money to compound in the form of dividends under the REIT structure has been the main attraction for most investors.

14. Invest In Growth Stocks

All this stock investment has probably got our blood flowing and the more we think about it we come to realize that maybe we can do better than 10% per year. We have seen Tesla’s stock price increase five times since March 2020 and want that piece of the action, right?

We could win big if we play safe with stocks. The Internet is filled with stock investment platforms so we should have no problem finding one. All we need is to invest in the right growing stocks, maybe like Tesla and Apple.

15. Invest In Dividend Stocks

Dividend investing could be an incredibly profitable investment option. Dividend stocks appealed to me when I was looking for a low-risk investment since they are less volatile. The advantage of the dividend-paying stocks is that they feature consistent quarterly payments as part of our return.

16. Invest In Retirement Accounts

We can also save for retirement in a variety of tax-advantaged accounts and non-tax-advantaged accounts. Some are provided by companies and others might be obtained via a brokerage business or a bank. Moreover, stocks also expand retirement accounts through dividends and share price rises.

17. Invest In Precious Metals

The preferred option of multimillionaires to make sure their money keeps its value is to convert it to Gold and Silver. We can buy a gold or silver index on any trading company but we can also go about it the old-school way of going out and buying physical gold.

What I like about precious metals is that every time governments screw with the economy, smart investors always move their money out of the marketplace and into gold, resulting in predictable jumps in the price of gold.

18. Invest In Commercial Real Estate

Properties with the greatest potential for return on investment are often those with the greatest number of renters. That’s called commercial real estate. This could be the right answer to how to invest 100k to make $1 million.

It includes multifamily complexes, student housing, office spaces, and mixed-use buildings. If we invest in those real estate properties we could live off the rent for a longer period of time.

19. Invest In Bonds To Boost Your Monthly Income

Bonds are my favorite option if I need an answer, how should I invest 1 million?

We lend money to a corporation or the government and in exchange for our money we get paid a fixed amount regularly. When the deadline on the bond expires, we are paid back the initial amount. If we need the money we can sell the bonds to other people or back to the bank before the term.

20. Invest In Digital Real Estate

Any online asset that we may sell or rent to make money is considered digital real estate. A website, a YouTube channel, a domain name, or a social network can help us earn millions of dollars. The digital estate market has a lot of potentials, but it’s not simple, we have to be focused!

Anyone who claims quick results is a con artist. Trust me, it takes regular effort to make a monthly income from a 100k investment in digital real estate.

21. Invest In Farmland

With farmland, the deal is pretty straightforward.  We buy the farmland, hold the land for some time, and sell the land for massive profits.

Furthermore, we can also rent or share our land with other farmers, host billboards on our land, host solar panel fields and wind towers on our land, harvest timber for lumber companies, and even rent our land as pasture.

Five Factors That Impact How To Invest $100K

100k cash

Everybody has a different risk appetite and presents a varying degree of aggression when it comes to investing. Below are five questions you need to answer before making any sort of investment.

What Are Your Financial Goals?

We must understand our objective beyond merely making a return on our investment. The more explicit, the better. Depending on the length and requirements, we can create short-term, midterm, or long-term goals.

Short-term goals are best served by fixed deposit and mutual forms and other investments, while on the other hand long-term goals are best served by equity investment. Investment.

What Is Your Timeframe?

It is critical to understand the timeframe of our investment, again, whether it is long-term or short-term. We have to mind how long we are investing.

What Are Your Individual Circumstances?

We have to keep in mind our circumstances individually. Before making any investment decisions, we should sit down and examine our complete financial condition, notably if we have never dreamed up an investment situation before.

What Is Your Risk Tolerance?

Each type of investment has a certain degree of risk. It’s not only like how much money to invest to make a million dollars. We have to be ready for the risk.

Recovering investment losses resulting from a financial advisor’s negligence is possible with the aid of a securities lawyer; however, losses due to one’s own negligence are irrevocable.

So, if you think you cannot tolerate higher risk then no need to invest a higher amount of money. It’s a common business notion—lesser investment is equal to lesser risks.

Are Your Emotions In Check?

When a bubble “bursts,” intense levels of grief and regret influence investment choices, often increasing risk avoidance. Have a balance between greed and fear.

What To Do Before You Invest $100,000

Build An Emergency Funds

God forbid, but what if you stuck yourself in an emergency with empty pockets? That’s scary. Always have some emergency funds in your hand. No stock trader or your tenant will come to rescue you before time.

Consider A Financial Advisor

It is very much necessary to hire a financial advisor. First, see if you have any in your family and friends, if not, then hire a professional one. Believe me, you won’t regret anything if you have the right guidance in your hand.
